Meeting SIRS Requirements for Condominium and Cooperative Association Buildings

Senate Bills 4-D & 154 mandate that condominiums and cooperative association buildings of three or more stories in height prepare a Structural Integrity Reserve Study (SIRS) every ten years. This study assesses reserve funds needed for future major repairs or replacement of common elements. Key components of the SIRS include:

  • Visual inspection of building components

  • Estimation of remaining useful life and replacement cost for critical elements such as the roof, load-bearing walls, floors, foundation, fireproofing systems, plumbing, and any item with a deferred maintenance or replacement cost exceeding $10,000 that impacts building components.
